The residential building on Jagdschlossgasse with six privately-financed and owned apartments was realized using low-energy construction methods as a direct commission from a private client.
The object is characterized through a generously laid out ground plan with room heights of 2.85 meters and the apartments’ top-class fittings. The location is also attractive, in a neighborhood of villas in Vienna’s 13th district, well-connected in terms of both public transportation and the highway, and also the nearby Vienna Woods and Lainzer Tiergarten wildlife preserve.
With reference to the surrounding development, a classical building form with a gabled roof was chosen. The dark color of the façade design was also derived from the traditional models of the surrounding structures. The façade runs as a continuous envelope of small-format anthracite-colored fiber-cement panels across all wall and roof surfaces and lends the object its special charisma.
The compact cubature is loosened by the offsets of the loggias and seemingly inserted, white, offset building blocks. Rather than a consistent horizontal arrangement, the individual living units are emphasized here. The window openings are, in part, flush with the building shell, while others are framed with white borders as a quotation of the surrounding façade design.
The sizes of the apartments range from 82–120 square meters. All six apartments have perforated floor plans allowing them to obtain daylight from three sides and cross ventilation. Every apartment has at least one outdoor area of its own in the form of a garden, terrace, loggia, or balcony while the two upper, two-story apartments feature, in addition to a loggia, two rooftop terraces oriented in different directions.
