WELCOME – A NEIGHBORHOOD OF DIVERSITY
On the site next to the Ankerbrotfabrik in Vienna’s 10th district, a neighborhood has been created on behalf of the housing developers WBV-GPA and EBG that reflects the diversity of its residents and provides affordable living space. In cooperation with three architecture firms, and throughout the project in collaboration with social partners such as Neunerhaus, an urban development concept was created that offers a variety of housing types across seven building sections: studio apartments, maisonettes, microlofts, as well as housing units for seniors and supervised young people.
BUILDINGS 4, 5, AND 6 – OPENNESS DESPITE NOISE
The three buildings designed by the architectural firm GERNER GERNER PLUS – the residential home (Building 4) and the adjoining apartment buildings (Buildings 5 and 6) – form the urban backbone of the neighborhood. Each has one façade facing a quiet courtyard and one facing the partly noisy surroundings. Rather than shutting out the outside world, these buildings were intentionally designed to be open: in Building 5, a corridor-type layout with extended, communal sun decks enhances the quality of living. Building 6 features a lively façade and a multi-level greened base facing the adjacent square. In the residential home, a controlled ventilation system was installed, allowing for large glazed areas even on the side facing the busy South-East Bypass.
Buildings 5 and 6 include apartments of various sizes and layouts, meeting the standards of subsidized Viennese housing. All units are equipped with private outdoor spaces which, thanks to the urban positioning and rotation of the buildings, provide distant views and an appropriate level of privacy.
BUILDING 4 – A VILLAGE WITHIN A BUILDING
The residential home (Building 4) continues the guiding principles of the diverse neighborhood and adds a special offer: 183 micro-apartments of approximately 22 m² provide a shared home for students and other residents. The aim was to create not only affordable but also community-oriented living space within the framework of Vienna’s housing subsidy scheme – with opportunities for both social interaction and personal retreat.
The architecture supports graduated social interaction: private rooms are grouped into small shared apartments that include communal living areas. Several of these units are arranged around semi-public social spaces that encourage exchange beyond the individual shared flats. The core idea was to create the social structure of a village within the building. Generous communal areas and a rooftop sports field provide additional spaces for interaction – all embedded within the urban fabric of the neighborhood.
